Buying a home in Delhi-NCR has always been a dream for many which may soon be within reach as the Delhi Development Authority (DDA) is set to roll out its much-anticipated Premium Housing Scheme 2025 on Tuesday, August 26. The scheme promises a mix of affordable, mid-range, and high-end flats, all to be allotted through an e-auction process rather than the traditional first come, first serve system.

In an exclusive conversation with Local 18, property expert and Oram Group founder Pradeep Mishra explained the key details of the initiative. “The Premium Housing Scheme is being launched by the Delhi Development Authority on August 26, which will have luxury homes as well as cheap flats,” he said, adding that buyers must study the official brochure carefully before making any commitment.

“The most important thing is that while taking or booking a flat, people should read every guideline and condition given in the brochure thoroughly. Only then make up your mind and buy a flat in it. Because the money is yours. So, whether it is a government scheme or a private builder’s scheme, you should read and investigate all the guidelines and conditions of all and only then buy your dream home,” he explained.

Flats Across Multiple Locations

According to Mishra, DDA will be offering homes under different categories across several prime locations of the city:

1. High-Income Group (HIG) Flats: These will be located in Vasant Kunj, Dwarka, and Jasola Sector 9-B. A total of 39 units are up for grabs, priced between Rs 1.64 crore and Rs 2.54 crore.

2. Middle-Income Group (MIG) Flats: Spread across Jahangirpuri, Nand Nagari, Dwarka, and Pitampura, these flats will be offered at fixed base prices between Rs 60 lakh and Rs 1.5 crore, though the final price could change in the auction. There are 48 units in this segment.

3. Low-Income Group (LIG) Flats: For those seeking budget housing, Rohini will have 22 units, with prices ranging from Rs 39 lakh to Rs 54 lakh.

4. Self-Financing Scheme (SFS) Flats: Available in Rohini Sector 18 and Shalimar Bagh, with prices starting from Rs 90 lakh to Rs 1.07 crore.

5. Expandable Housing Scheme: Located in Pocket 9, Nasirpur Dwarka, this segment has 66 units with a reserve price beginning at Rs 38.7 lakh, subject to auction dynamics.

What Makes It “Premium”?

Explaining why the scheme carries the “premium” tag, Mishra said it largely comes down to location and connectivity. “Premium means location. Because location is also seen in premium. Like how good is your connectivity from there. Is the market nearby for shopping or not. What is the atmosphere around. Is there anything special and apart from this, what facilities are being given in the flat. All this comes at a premium,” he said.

In addition to prime locations, DDA is promising better facilities than earlier housing draws. Parking, often a major pain point in Delhi, will be addressed with dedicated garages for cars and scooters in most projects. “The most important thing in this entire scheme of Delhi Development Authority is that there is a big problem of parking in Delhi NCR. People face a lot of trouble in parking their vehicles. In this scheme, people will be given a big parking facility. There will also be garages for cars and scooters,” Mishra said.

Ready-to-Move Homes

Unlike under-construction projects that often keep buyers waiting, the flats under this scheme will be ready-to-move-in units. Buyers can expect immediate possession once the auction process concludes and payments are cleared. Further details, including registration timelines and application procedures, will be made public when the scheme formally launches on August 26.
