Duplex located in prime Chennai neighbourhood

The newly purchased apartment is located on the fourth and fifth floors of the ‘Legacy’ residential project in Poes Garden, situated in Chennai’s Teynampet area. The locality is widely known for being home to veteran actor Rajinikanth as well as the late former Tamil Nadu Chief Minister J. Jayalalithaa.

Property size and deal details revealed

According to the documents, the duplex has a super built-up area of 14,369 sq ft, while the undivided share of land measures 5,308 sq ft. Based on the transaction value, the price works out to roughly Rs 21,946 per sq ft.The sale deed for the property was registered on December 15, 2025. Landmark Metro Projects Private Limited has been listed as the seller in the documents.Ownership records show that the apartment is jointly held by the couple, with Nayanthara owning a 90% share and Vigneshwar Sivakolundu holding the remaining 10%. The property also includes eight reserved covered parking spaces in the stilt area.

Actor’s real estate investments across cities

Nayanthara is believed to own several properties across different cities including Chennai, Hyderabad and Kerala. Reports suggest that her ancestral home in Kerala is considered among the most luxurious residences in the state.The Lady Superstar also reportedly owns two houses in Hyderabad’s upscale Banjara Hills area, each valued at around Rs 15 crore, according to reports.

Poes Garden attracts high-profile residents

Chennai’s Poes Garden has long been known as a preferred address for celebrities and influential personalities. In 2024, actor Dhanush made headlines after purchasing a lavish bungalow reportedly worth Rs 150 crore in the same locality.
