Karisma Kapoor renews Bandra home lease for Rs 66.12 lakh amid legal battle over Sunjay Kapur's Rs 30,000-crore estate - Report

Karisma Kapoor, whose children Samaira Kapur and Kiaan Raj Kapur are currently entangled in a legal battle over their late father Sunjay Kapur’s Rs 30,000 crore estate with the latter’s wife, Priya Sachdev Kapur has made a fresh move on the personal front. Amid this high-profile legal battle, the actress has reportedly renewed the lease of her residential apartment in Mumbai’s Bandra West.According to documents reviewed by Square Yards, the ‘Dil To Pagal Hai’ actress has signed a new one-year agreement worth Rs 66.12 lakh for her luxury home.

Karisma Kapoor renews lease of her Bandra home

According to IGR property registration documents reviewed by Square Yards, the ‘Raja Hindustani’ actress has extended the lease of her apartment in the Grand Bay Condominium on Hill Road, Bandra West. The apartment has a carpet area of 2,200 sq ft and comes with three car parking spaces, making it a premium rental home.As per the report, the renewed deal was registered on 14 November 2025, with a stamp duty payment of Rs 17,100 and registration charges of Rs 1,000. The agreement also includes a security deposit of Rs 20 lakh. The updated rental term spans one year, starting from November 2025, with the monthly rent set at Rs 5.51 lakh, adding up to Rs 66.12 lakh for the full tenure.

How much was Karisma Kapoor paying earlier?

The tenant remains Kongsberg Maritime India Pvt Ltd, the same company that previously rented the flat. Under the earlier lease, which was drawn in November 2023, the monthly rent was Rs 5 lakh in the first year and Rs 5.25 lakh in the second year, totalling Rs 1.23 crore for the two-year period.

Karisma Kapoor’s legal battle

The property renewal comes soon after a key moment in the estate dispute. As per reports, Karisma Kapoor’s legal team had recently claimed that Samaira’s university fees remained unpaid because the managers of her late ex-husband Sunjay Kapur’s estate did not clear the amount. However, Sunjay’s widow Priya Sachdev Kapur denied this claim in court.During the Delhi High Court hearing, Priya’s lawyer Sheyl Trehan produced receipts proving that the fees had already been paid. The documents showed that Rs 95 lakh per semester had been cleared.Trehan told the court, “The next instalment of the fees is only due in December.”

Priya Kapur defends the will’s validity

Beyond the fee dispute, the central conflict remains the alleged forgery of Sunjay Kapur’s will. Samaira and Kiaan have accused their stepmother Priya of altering their father’s will to exclude them from his enormous estate. Priya’s legal team has strongly dismissed the charge.Senior advocate Rajiv Nayar, representing Priya, argued in court, “There is nothing suspicious about a husband giving everything in his assets to his wife. As is the case in my father-in-law’s ‘will’ where everything was given to his wife. It is a healthy tradition which perhaps has been maintained.”

Industrialist Sunjay Kapur passed away in London in June while playing a polo game. His demise triggered a legal battle between his children, Samaira and Kiaan, and his widow, Priya Sachdev Kapur.The children have alleged that Priya forged or changed the will, while Priya’s lawyers maintain that the document is completely valid.
