Former San Antonio Spurs legend Tony Parker’s spectacular Texas mansion has received another dramatic price cut, nearly five years after first hitting the luxury real estate market. According to a report by MySA, the 53-acre estate near Boerne, Texas, is now listed for $11 million, down from its previous peak asking price of $20 million. Despite featuring one of the country’s most extravagant private residential water parks and a host of luxury amenities, the sprawling property has yet to find a buyer.

Nestled within the exclusive Anaqua Springs Ranch community, Parker’s Mediterranean-style mansion is designed on a grand scale. According to various reports, the estate sits on 53 acres and offers six bedrooms, nine bathrooms and expansive indoor and outdoor living spaces that combine luxury with recreation. The property’s biggest attraction is undoubtedly its enormous private residential water park. The listing describes it as the largest private residential water park in Texas. Designed with input from a professional associated with Six Flags Fiesta Texas, the water park includes multiple swimming pools, towering slides, waterfalls, grottos, a lazy river, water cannons and dramatic rock formations, giving the estate the feel of a luxury resort rather than a private residence. Beyond the water attractions, the mansion also features a full-sized indoor basketball court, a professional gym, an arcade, a weight room, tennis and volleyball courts, a wine cellar and several outdoor entertainment areas. The amenities reflect Parker’s career as one of the NBA’s most successful point guards and his passion for sports and hosting guests.

Why has the mansion remained unsold?

Although celebrity homes often attract considerable interest, ultra-luxury properties can take years to sell because they appeal to a limited group of buyers. Parker’s mansion first entered the market in 2021 and has experienced several price adjustments since then. The estate gained renewed attention in 2025 when celebrity realtor Erwin Nicholas II partnered with Twitch streamer Kai Cenat and the AMP collective for the viral “30 Days of Summer” livestream. For an entire month, the creators lived and streamed from the mansion introducing millions of viewers to the lavish property. The campaign generated enormous publicity and even contributed to the home’s asking price rising back to $20 million during that period.Despite the publicity, the property remained unsold. As the demand waned, the price went down several times to reach the present price tag of $11 million, which is nearly half of what the sellers had planned to get. Highly customised luxury estates often appeal to a smaller pool of buyers and can involve higher maintenance and operating costs.

While the asking price has dropped substantially, Parker’s former home remains one of the most distinctive luxury estates in Texas. The combination of vast acreage, resort-style amenities and sports facilities makes it unlike most properties currently available on the market.Parker, who won four NBA championships with the San Antonio Spurs and spent much of his professional career in Texas. The estate served as Parker’s Texas home during much of his time with the Spurs. Over time, the mansion has become almost as recognisable as its former owner, frequently making headlines because of its extraordinary design and lavish recreational features.Whether the latest reduction to $11 million finally results in a sale remains uncertain. However, the significant price cut may make the estate more attractive to affluent buyers seeking a one-of-a-kind property that offers privacy, luxury and entertainment on an exceptional scale. Despite being on the market for many years, Tony Parker’s Boerne mansion remains one of the most discussed celebrity homes in America. It just shows that there are times when even very special mansions may need some extraordinary effort in order to find their owner. Go to Source
