In a significant move deepening its Middle East footprint, Dubai-based property developer DAMAC Properties has launched its first-ever project in Iraq – the DAMAC Hills Baghdad, a luxury master community strategically located near Abbas Ibn Firnas Square, just five minutes from Baghdad International Airport. The project, part of DAMAC’s expansion drive beyond the UAE, marks a milestone as the company continues to capitalise on surging regional demand for upscale housing. The first phase, covering 6.2 million square metres, will feature three residential clusters — Misk, Fayrouz, and Lamar, serving as the foundation of a modern, gated community designed to elevate urban living standards in the Iraqi capital. Each residential cluster will offer luxurious four- and five-bedroom villas, blending Iraq’s rich architectural heritage with modern design sensibilities. Amenities include central parks, landscaped leisure spaces, a health club, cafés, and fine dining outlets, along with an advanced water system, an on-site power substation, and solar-powered heating. The development will also provide 24/7 security, surveillance, and maintenance, making it one of Baghdad’s most secure and well-planned residential environments.

DAMAC’s expansion aligns with Iraq’s real estate growth

DAMAC Hills Baghdad supports the National Investment Commission’s (NIC) efforts to attract foreign investment and fits within the Baghdad Comprehensive City Development Plan 2030 – a roadmap aimed at rebuilding the capital’s infrastructure and improving quality of life. The community’s proximity to the Green Zone, Al-Mansour district, and the capital’s top hotels underscores its strategic placement for both urban residents and investors seeking returns in Iraq’s reviving real estate market. DAMAC’s move into Iraq builds on its growing regional presence across Saudi Arabia, Qatar, Jordan, and Lebanon. The company, which has delivered more than 49,000 homes globally, remains at the helm of the Middle East’s luxury real estate market since its founding in 2002.In its home base, the UAE, the developer continues to thrive amid unprecedented property market growth. Rising inflows of high-net-worth individuals following the expansion of the Golden Visa program have kept housing demand robust, with over 15,000 homes sold across DAMAC projects this year.Once completed, DAMAC Hills Baghdad will stand as one of the largest private residential developments in Iraq, combining elegance, functionality, and sustainability. For Baghdad, it symbolises a gateway to modern urban redevelopment and for DAMAC, it marks a bold step into one of the Middle East’s most promising frontiers. Go to Source
