Blake Lively and Ryan Reynolds found themselves in a financial pickle, staring down more than $2.1 million in contractor liens connected to their unfinished estate in New York. As they navigate this hefty burden, which is a result of lengthy construction delays, it adds yet another layer to their already challenging mix of business ventures and legal hurdles.

Blake Lively and Ryan Reynolds are facing more than USD 2.1 million in unpaid contractor claims tied to their unfinished 110-acre estate in Lewisboro, New York. The claims come as the couple continues to deal with business fallout and legal costs linked to Lively’s dispute with ‘It Ends With Us’ director and co-star Justin Baldoni. The property, planned as a family compound and environmentally conscious retreat, has been under development for years.

Contractor liens hit Blake Lively and Ryan Reynolds’ estate

According to the Daily Mail, five contractors and subcontractors filed mechanics liens against the couple’s upstate New York property last month. The outlet reported that Westchester County records showed combined claims of USD 2.1 million.The Post, citing documents it obtained, reported that the largest claim came from FlowCon Inc., doing business as Flower Construction. The company is seeking USD 1.35 million for work that allegedly included framing, HVAC systems, plumbing, electrical work, drywall, masonry, waterproofing, painting and millwork.Other claims reportedly involve custom copper roofing, structural steel fabrication, rough carpentry, geothermal excavation and septic installation. The Post also reported that no lien releases or discharges appeared in county records. The couple quietly bought the South Salem property through an LLC in 2018. Two years later, they added a USD 1.6 million four-bedroom parcel and four nearby lots.

Unfinished dream house remains a family compound plan

The estate buildout includes a 14,500-square-foot main house, a 3,306-square-foot pool house for a 1,000-square-foot pool, a 1,702-square-foot gym, septic systems and stormwater systems. Construction is believed to have stalled in late 2025 or early 2026.At a 2022 planning board hearing, Lively called the property “heaven” and “the most beautiful place in the world.”“We love this land so much. We’re so grateful to have this land and to have such space and such privacy,” she told town officials.She also said the couple was “desperate to get shovels in the ground and be living on this land.” Their attorney, Michael Sirignano, said they had “no plans” to sell the surrounding lots and wanted the property to “remain a family compound” for Lively, Reynolds and their four children.The liens arrive after Lively sued Baldoni over an alleged hostile work environment. Baldoni countersued for USD 400 million. The case later settled, with no money changing hands.Lively is still seeking legal fees tied to Baldoni’s failed countersuit, though a judge recently denied her request to submit more filings. Puck reported that her Blake Brown haircare brand fell sharply after launch, while her team has claimed reputational damages of up to USD 300 million.
